Learn Natural Dog Urine Cleaning

Dogs are wonderful human companions. They are warm and friendly, and almost always eager to go along with one whatever the activity. Whether it's a long walk through the woods on a way to the store or some nice quiet time spent in front of the fire with a book, dogs will almost always be happy to be with their owners.

However, some dogs - especially young puppies who have yet to be successfully toilet-trained - may find it a little hard to achieve bladder control and may just 'go' anywhere where it is convenient for them - which may not be somewhere equally convenient (or even desirable) by human standards. This means, of course, not only that owners have to be patient with their canine companions, but also that they have to clean up after them until they get the hang of things. So natural dog urine cleaning is definitely the way to go for dog owners.

The first thing to do, of course, is to wipe up after your dog. Use a rag, mop, or paper towels. Press your sop of choice into the urine and swab around to make sure that you absorb everything. Or, if you've been unfortunate enough that your dog has urinated on a carpeted area, press the rag or mop or paper towel into the area until you've absorbed as much of the urine as possible. Dispose of the paper towels and/or soak the rag or mop head in a solution of vinegar and detergent, and pick another one up and repeat the process if there is too much urine to have been absorbed in one go. Go straight to the next step if your dog has peed on a carpeted area and you've only discovered it after it dried. (Take note that if you are having trouble finding a stain, you can use a black light emitter or device, such as a flashlight for instance, to find it.)

Next, mix ½ cup white vinegar and warm-hot water and saturate the stained portion with it. There are many natural products available to help you get these sorts of stains out, such as enzymatic cleaners that consume the organic matter that causes the stain - Urine Gone and Urine-Off for example - or something like Simple Solution NATURAL Stain and Odor Eliminator, but in a pinch this vinegar-water solution will do very nicely. Let it soak for around ten minutes, and after that, soak it up again using another rag, mop or paper towel.

The last step in this natural dog urine cleaning process is to grab a box of baking soda and pour it liberally over the wet spot. Two of the wonderful properties of baking soda: it is an odor absorber par excellence, and it is completely natural and you have no need to wonder or fret that it is going to cause you or your dog/s or family harm if they touch or eat it inadvertently. Then, using a carpet brush or your fingers (you may want to put on a pair of gloves for this), scrub the baking soda into the wet spot. Scrub well and deeply in order to remove every last trace of urine from the spot.

Train Your Puppy to Stop Biting

If you have a puppy that bites, and you are absolutely clueless how to make him stop biting, you can get some tips from here:

First of all, don't punish him physically. Hitting him, or causing him pain will only aggravate him, and it can result in more biting. You can try the yelp option. Whenever your puppy bites you, you can give out a loud yelp, like that of another puppy. This will startle him, and teach him not to bite.

I have a dog myself, and he used to bite at first. He bit a lot, but it was all playful biting. If it is the case with your puppy, what you can do is to just ignore him. Puppies love playing, and if you ignore them, they will learn that biting will ruin their play.

Also, make sure that you don't play any such games with your puppy where you have to take stuff out of his mouth, like tug of war. These games just encourage the puppy to bite more.

You need to calm down your puppy before you begin playing, as they can become hyper during the play and start biting. If your puppy gets hyper during the play, stop playing and ignore him. Let him bark or follow you. If you ignore him for a few minutes, he will calm down, and then you can resume playing again.

Another option is applying something bitter on your hands or gloves. You can use bitter apple. But this is not a very successful method. Your hands cannot be coated with bitter apple all the time, and if you use gloves for this purpose, there are chances that the puppy will be scared of gloves, more than biting.

If you follow these instructions, your puppy will soon stop the act of biting.

Walking Your Dog Tops the Gym Workout For in Maintaining a Healthy Lifestyle

Its official - experts now say that walking your dog is healthier than the gym! Surprised? Don't be. The benefits of a brisk 30 - 60 minute walk will burn nearly as many calories as an aerobic class. Why? Because dogs need daily walks for potty breaks and excercise, forcing owners to get out and walk regularly. And regular exercise is the key to a healthy lifestyle and cardiovascular fitness.

So now that you know that, its time to gear up for those walks! Your dogs walking gear is as important as a good pair of walking sneakers for you. Your dogs breed characteristics and training needs will dictate the type of collar, leash and/or harness that you need for your daily walking routine. Here's a few tips for selecting the right walking gear for your dog.

Dog Harness or Dog Collar?

Most vets will recommend a harness over a collar for small dogs. That's because small dogs are prone to trachea injuries, and the constant pulling of a dogs neck against a collar only increases the risk of injury. A well made harness will not only minimize injury, many adjust to provide the perfect fit and look great on your dog.

Dog Collars are a better choice for bigger or strong breeds because it makes pulling, something that big dog breeds are naturally inclined to do, a bit more difficult. A dog collar also serves as a good general training tool too, so if you've got a dog that has not yet mastered the art of the neighborhood walk, it will aid you in controlling and training your dog.

Dog Leash Options
There are basically two types of dog leashes: the traditional fixed length leash and the retractable leash. Fixed length leashes allow better control of your dog on walks and minimize leash burn (yes, they are notorious for leaving burns on your legs when not locked). Retractable leashes have their place, and are best for the casual, non-structured walk. But if you are constantly stopping to let Fluffy sniff around, you're not going to burn many calories. Therefore, the fixed length leash is the best way for you and your dog to stay focused on getting a good cardiovascular walk.

Selecting the Right Dog Harness or Dog Collar for Your Walks
There are plenty of harness and collar styles available on the market today. Your selection depends on your personal preference, along with consideration for how well your dog is trained.

If you have a dog that needs a bit more control than a dog collar will give, then a harness is the way to go. Dog harnesses are not only easier on your dogs neck, they are nearly impossible to wriggle out of - something that many escape artists are good at doing in a collar! Rather than a choke collar, which is favored among those with narrow-headed dogs that can easily wriggle out of a dog collar, a dog harness is a much kinder and gentler way of keeping your dog in check.

When shopping for your dogs walking gear, look for products of quality that are backed by the manufacturer, and allow flexibility to adjust for a good fit. After all, a well-fitting collar or leash is just as important as a well-fitting pair of walking sneakers!

Don't forget to enjoy your walks with your dog. Walking is not only a great way to get fit and stay in shape, it's a good stress reliever for both you and your pup!

How to Housebreak a Dog

What is housebreaking? Basically housebreaking a dog is training the dog whether it is a puppy or an older dog not to go to the bathroom inside or training it to go in the proper place. A simple concept in theory but it does take some patience.

Housebreaking a dog is one of the most challenging aspects of owning a dog, especially if you're a first-time dog owner. It is best accomplished when he is a puppy, but even if you adopt an older dog that is not trained you can still housebreak him.

Housebreaking an older dog is not complicated and, in some cases, will even take less time than housebreaking a young puppy. Housebreaking a dog is a lot of work, but not as hard as you may think, and if you get a faithful friend out of the deal, it's worth it, don't you think.

Dogs can not only be taught to go outdoors, but they can be taught to go in a specific area. Dogs are actually quite reliable when it comes to timing their bowel movements and urinating. It is very interesting that like humans, dogs appreciate a spot where they can relax and feel safe and protected. Dogs are extremely eager to please especially their owner which is why when done correctly, housebreaking almost always has successful results. While some dogs are housebroken much faster than others, how you treat accidents will affect your dogs overall learning curve.

The key to housebreaking a dog is to remember that a dog is eager to please you.Remember also that positive reinforcement promotes faster and more consistent housebreaking training.

There are slightly different methods when starting a housebreaking method. One being crate training which is a great approach to housebreaking a dog. This approach to housebreaking a dog is based on the fact that the dog crate simulates a dog's den which he should naturally want to keep clean.

Another method I have used with great success is paper training, where by the dog is trained to go on the paper. And then take the dog directly outside.. The one piece of advice I would give anyone trying to housebreak a dog is when they're ready to start going outside, designate a certain spot and take him out there every time.

Potty training or housebreaking a dog is perhaps one of the most important trainings pet owner should give his/her pet dog. You must begin housebreaking you dog as soon as you bring your new pet home and the key to successfully housebreaking a dog is to never let it make a mistake in the house without being corrected.

For everyone who believes that dogs truly are mans best friend, proper housebreaking is a key to a happy well adjusted dog and owner.

Any kind of training including housebreaking should be a solution to destructive, aggressive and unwanted behavior, housebreaking issues, socialization problems, issues with kids, other dogs etc.

It just so happens that housebreaking is a good start !

My Dog Has Terrible Breath - What Can I Do?

Dogs frequently seem to have terrible breath. This is so common that if you tell someone they have "dog breath" they know exactly what you mean! However, your dogs doesn't have to have a bad breath. Once you know what the causes are, you can take steps to eliminate it.

What Causes Bad Breath in Dogs?

Bad breath (or halitosis) in dogs is not that different from bad breath in humans. It will usually caused by gum problems or decaying teeth. Have a look about your dog's mouth for any obvious signs such as off-color gums or browning teeth.

Less often, bad breath in dogs may be a sign of a more significant trouble such as infection, kidney complications or even cancer. If your dog's bad breath shows no signs of going away after you've taken the basic steps outlined below, then you should get him to the vet.

The correct way To Treat And Prevent Bad Breath in Dogs

If the breath is not too bad then starting regular brushing can often get rid of it. Dogs don't normally enjoy knowing they are going to get their teeth brushed so incorporate some reward after the brushing so the dog will cooperate next time. If the dog is not cooperative, you should still try to brush every few days since that is much better than no brushing at all.

Remember not to use a typical brush or toothpaste because dogs are going to instinctively swallow the paste. If this happens, it is unlikely to do any immediate harm, but if he regularly swallows human toothpaste then it could cause digestive problems.

Your dog will develop cleaner teeth if you food with a harder consistency. Another idea is to buy a few cheap bones from your local butcher. These bones would otherwise go into the trash and they make a amazing treat for dogs while at the same time cleaning their own teeth and enhancing their dental hygiene.

There are in addition numerous products on the market that are aimed at improving a dog's dental hygiene. You will find doggy mouth washes, treats and even breath drops! These can provide immediate relief from the bad breath, but do not use them to just mask the problem. Make sure you are also taking steps to eliminate the causes of the problem.

Sugar

Avoid giving you dog anything that contains sugar. Even though they may love these treats, candies and other sugar containing foods do a great deal of damage to your dog's teeth. Given that most dogs do not have their teeth cleaned daily then you can imagine how much damage sugar can cause. Do everything you can to completely eliminate refined sugar from your dog's diet.

Spring Training For Your Dog

For our four-legged friends, winter means sleeping by the fire, short walks, and a slower pace to the day-to-day happenings of life. Often it means gaining a few extra pounds and losing a little muscle tone. It can also mean less time using their basic obedience commands around the off-lead park or during on-leash street walks.

Then spring hits and it is all about getting outside and having fun for both the furry members of the household as well as the two-legged, non-furry variety. How many of us humans overdo our first long walk on the first warm, sunny day of spring? How many of us look and feel as fit and toned in shorts as we did six months prior, before bundling up in sweaters and long johns? Those short days and times sitting by the fire reading a good book took their toll on our health and fitness level, and the first few weeks of spring usually come with a series of aches, pains, and injuries.

It is no different for our dogs except often, the injuries are far more serious. Easing your dog into spring can alleviate those sore, stiff muscles and help guarantee your dog does not suffer any unnecessary accidents!

Obedience Training 'Refresher'

Why do dogs need an obedience 'refresher' after the long, sedentary winter? Even an older dog who has many years of training under their collar can lose their 'edge' when it comes to obedience if they have not used it for a while. 'Sits' are slow, 'stay' means only for a moment or two, and 'come' is easily ignored, at least until the human resorts to bribery. And this is all while you are still in the house!

Now add the fun and excitement of a green grass on a sunny day and there is no way your dog is going to be spot on with their commands! Even the best-trained, most obedient dog may think twice about coming when called if they are in the middle of a good tear around with their long-lost doggy friends at the off-leash park! And do not bother to try to explain that you have to get to work - most dogs do not understand the human need to leave the house and punch a clock.

Do you need to take your pooch back to class? In the case of a one or two year old dog, it is actually an excellent idea! January or February is a perfect time to 'upgrade' your dog's obedience level as not only does it help prime him for the upcoming spring, it gets you both out of the house one evening a week and working together to strengthen your bond. For most people, the hectic schedule of the holidays is over and yet you are not quite into BBQ and family picnic season. Then when spring approaches, you can trust that your dog is on top of his obedience commands and already mentally prepared for the coming of spring!

Fitness for the Couch Potato

Even young dogs can become couch potatoes during the winter, usually because we become couch potatoes! Depending on where you live, snow levels and severe cold may hinder how long you want to be outside or you may see so much rain each winter that you wonder how no one ever drowns. Some of us combat our own couch potato tendencies to get soft by heading to the gym but most fitness clubs do not allow dogs on the equipment and few of us can afford a doggy treadmill.

Ease your dog into an exercise routine gradually by incrementally increasing the length and speed of each walk, much like any beginner exerciser would do for their own fitness routine.

Sometimes we have to think for our dogs - they do not know our plans! For example, are you planning on taking your dog for a long hike in an off-leash area? Keep him on-lead for the first mile or two until he calms down enough that he will be able to maintain his pace for the full distance. Taking him swimming? Take turns giving him water throws and beach throws for the first few sessions to ease him into the more strenuous swimming as rescuing your tuckered out dog is far more difficult from the water then it is on shore.

Common sense is vital during spring training your dog. Too often the number of dogs brought into veterinary emergency rooms from torn knee ligaments or hit by cars spikes during the spring months only to flatten back down again when the novelty of warm weather wears off. Make sure your dog stays healthy and injury free by double-checking that collars and leashes are in good repair, that tags are current, and that you remember to bring water on each walk or K9 first aid kit on hikes while easing him into exercise.

Enjoy spring with your dog happy and healthy by your side!

3 Ways to Keep Your Dog Healthy and Happy Naturally

There are few things outside of our children and families that our culture loves more than its pets. In fact, some survey companies estimate that Americans alone spend over 4 billion dollars each year on their animal companions (and that is in a "down" economy!) While you may not want to pamper your pooch to the tune of 4 billion dollars or even a 4 thousand, you probably are interested in anything that you can do to keep them healthy and happy as long as possible.

There are a lot of ways to do this, but many of the best ways are based in natural health and common sense. Here are three things that you can do to prolong your dog's life and keep them enjoying every waking moment of the day.

1. Make sure they get enough exercise.

Even lazy dogs and old dogs need their daily walk, and they will be happier and better behaved when they get it. Just like exercise releases endorphins in humans that make us feel happy and optimistic after a workout, dogs get the same natural "high" from playing hard or taking a stroll around the block. Make sure that your dog gets some type of exercise every day, whether it is a quick jaunt on the leash or just a good game of fetch in the backyard.

2. Give them time with their "friends."

Dogs are naturally pack animals, and they get lonely just like people do. If your dog is cooped up in the house all day while you are at work or lazing around in your yard all on its lonesome, then see about setting up some play dates with other dogs that your dog gets along with. Some people even take their dogs to daycare just like children, but you do not need to go this far unless you want to. Just having a friendly companion in the same vicinity can really boost your dog's morale and make them less aggressive and demanding on your time once you do get home, although of course they are still going to be excited to see you.

3. Make sure that they are getting the right dietary supplements.

Just like humans, dogs have specific dietary needs. They can actually benefit from many of the same supplements we do. In the past few decades, doctors have begun recommending a variety of dietary supplements to help dogs live longer and happier lives. Omega 3 rich fish oil tops this list, as it can help old dogs with arthritis, improves canine vision and can even help prevent canine heart problems and improve memory that is deteriorating with age.

You should always consult your doctor before you put your dog on any dietary supplement such as fish oil. However, a good supplement for your dog may be the same one that is good for you: made from pure salmon oil and treated to have only the best omega 3 forms in it. Putting A Dog To Sleep

I was talking to a friend of mine today and I asked him how his kids (dogs) were. He lives on his own and the standing joke is - "does he want to do a swap with his dogs and my kids?"

He informed me very sadly that he had to get the older dog put to sleep. I knew the dog was quite old, but I knew from his expression and my own experience that it had been a hard decision.

He had stayed with the dog, stroking and talking to him as the vet administered the injection. I was suprised at my reaction, because it immediately brought back memories of my last dog being put to sleep. It surprised me that it still hurt after all this time.

I have found that non-dog owners think you are a bit barmy for reacting with a lot of emotion to a dog's death. They tend to forget that the dog ( or any other animal) was part of your family.

If dogs could talk what stories they could tell.

I remind you of a beautiful prayer called "A Dog's Prayer". It is by Beth Norman Harris. "Treat me kindly, my beloved master, for no heart in all the world is more grateful for kindness than the loving heart of me.

Do not break my spirit with a stick, for though I should lick yourhand between the blows, your patience and understanding will more quickly teach me the things you would have me do.

Speak to me often, for your voice is the world's sweetest music, as you must know by the fierce wagging of my tail when your footsteps falls upon my waiting ear.

When it is cold and wet, please take me inside, for I am now a domesticated animal, no longer used to bitter elements. And I ask no greater glory than the privilege of sitting at your feet beside the hearth.

Why You Should Walk Your Dog on Your Dog-Friendly Vacation

If you walk your dog every morning or evening, you might not realize how much he looks forward to this part of his day. To a dog, the walk is a travel experience. New sights, sounds, smells-all these are important experiences for him. You can prove this by not going on the walk one day. Watch how he seems crestfallen when you don't appear with the familiar leash at the regular time. He may even try to bring the leash to you or follow you around until you take the hint: It's time for a walk. One way to enhance the walking experience is to vary your route at least partially each day, so he can satisfy his need to explore. Unfamiliar routes are a good way to get him used to new experiences similar to what he might get on vacation with you.

If he enjoys just a dog walk of a mile or two through the neighborhood, imagine what a treat it is to go on a family vacation with you. These days, dogs are welcome in lodging facilities across the country. And not just cabins or campgrounds-5 star hotels in the middle of major cities more and more have a pet friendly policy. This is the ultimate excitement for your dog: he looks out the car window wondering where you are headed and what you are going to do.

If your dog only goes on short walks with you at home it may be time for a little fitness training if you two are going on vacation. Don't expect your dog to go from being a couch potato to a marathoner in just a few days. Start off with walks that are just five or so minutes longer than his normal walk and gradually increase the time up to ½ hour.

Walking in a strange location means you have to take extra precautions. You pooch may be friendly to everybody at home but a little leery of strangers in a strange place. For the first few walks away from home try to find a quiet route where he can sniff and explore without a lot of distractions.

No matter where you walk your dog make sure his collar includes a tag with your contact information, preferably a cell phone you always have with you. And keep your buddy on a leash all the time unless you're in an off leash park. A safe puppy is a happy puppy.

Dog Nutrition Benefits From A Diet With Variety To Avoid Problems

Dog nutrition must be complete and balanced, but it's also important to switch dog food brands now and then. This might sound like a trivial point and merely a tactic to appease our human desire for food variety. However, there's more to dog nutrition and switching that you should know.

When your dog receives the same dog food month after month, year after year, you are exposing him or her to any problems that might exist with that particular brand. Had pet owners switched their dog food brands prior to the recent dog food recalls, they could have avoided the dangers posed.

For instance, giving your dog one brand for a few weeks or months means he will be constantly exposed to those dangers. By switching, the concentration is diluted, thereby preventing a build-up of exposure which can result in an eventual weakening of your dog's ability to ward off the danger.

Dog nutrition is never guaranteed, despite all the efforts made by dog food manufacturers to provide quality products. There are circumstances beyond their control that can significantly reduce the actual nutritional value. In addition, problems with the ingredients can arise that were previously unknown.

Several steps along the way between product development and the retail store can present an issue that affects the dog food's nutritional value.

Research into dog nutrition is an ongoing science. Lab experts are revealing problems that once didn't exist. As scientists study the nutritional needs of dogs, they discover facts and issues that must be addressed to assure dog health.

As well, they are constantly learning about the true nutritional value of the dog food ingredients. As environmental factors change, so does the quality of the food being produced. For instance, if soil loses its nutritional value through overuse and other factors, the food grown in that soil loses it's nutritional qualities. Scientists continually discover problems in this area.

Dog nutrition relies on products outside the control of the dog food manufacturer. Some ingredients are provided from outside sources. Brand manufacturers have no control over the quality or safety of those ingredients.

Despite all their efforts to produce quality dog food, brand manufacturers can and do slip up now and then. Tests are missed and levels of important nutrients like calcium and magnesium don't always meet the required amounts for ideal dog nutrition.

On the other hand, vitamin and mineral supplements are sometimes added in higher quantities than the dog requires. Or the required nutrients become diluted or otherwise weakened during the manufacturing and storing process. Over time, stored foods will lose their nutritional value.

These are just some of the reasons you would be wise to considering switching the brand of food you are feeding your dog. While one manufacturer is missing some points along the dog nutrition trail, others will take up the slack.

It's more than just providing your dog with variety to stimulate his taste buds. Switching brands will help alleviate finicky eating which can happen when a dog gets the same food every day for months on end.

Seek out quality foods by reading the labels to ensure the proper nutrients are included and filler is at a bare minimum. Look for quality products at the top of the list, like chicken and beef. Choose several excellent brands and alternate between them every month or so. This will help you to avoid any dangers accidentally posed by one brand while ensuring that your pet receives the absolute best dog nutrition.

Health and Safety Rules

Health and safety Gas safety

It is estimated that, due to defective or incorrectly installed gas appliances and flues, almost 30 people die every year from carbon monoxide poisoning as per the Health and Safety Executive. A large number of people also suffer various ailments due to improper maintenance of these gas fittings and flues. It is for this reason that it is suggested that all the gas appliances and flues are serviced by CORGI-registered gas filters and are properly installed and maintained. The specific duties of the landlords regarding the maintenance and use of gas appliances, fittings and flues and their installation in rental properties are very clearly set out in The Gas Safety (Installation and Use) Regulations 1998. It is under the Health and Safety at Work etc Act 1974 and the Management of Health and Safety at Work Regulations 1999, that the landlords are liable to have more general responsibilities towards their tenants.

Responsibilities of the landlord

Landlords with leases under 7 years have certain responsibilities, under the laws and regulations of domestic rental properties:

- Making sure that each gas appliance and flue undergoes an annual safety check.

- Keeping at least a two year record of all the safety checks.

- Making sure that maintenance of all gas fittings and flues is done in a safe condition.

- Issuing to the tenants, a copy of the latest safety check, to any new tenants before they move in, or to presently residing tenants within 28 days of the check having taken place.

- Making sure of the fact that all installation, maintenance and safety checks are done by a CORGI-registered gas installer.

- Making sure that before any of the equipment is used again; all defects to any gas fitting and flues are brought to notice and immediately rectified.

Exceptions

The landlord however, under these laws and regulations, is not responsible for certain things such as:

- Any flues that are connected to personally owned gas appliances.

- All gas appliances that are personally owned by the tenant.

More information CORGI can be contacted to find a CORGI-registered gas fitter at: Tel: 0800 915 0480 Mon-Thu 9:00am-5.30pm, Friday 9.00am-5.00pm

Electrical safety

It is the responsibility of the landlord to make sure that the total electrical systems as well as all the electrical appliances supplied by them are completely safe to use. These could include appliances like toasters, heaters, kettles cookers etc.

New safety rules

As on the 1st of January 2005, the new rules for electrical safety in houses came into effect in England and Wales. It is hereby mandatory to follow the new rules in the Building Regulations for people carrying out electrical work in any part of the house or adding new electrical circuits to any part of the property, from this date on. However there is a Competent Persons Scheme which can be followed, under which one can get their work carried out by a qualified electrician, as this works as an alternative.

Competent Person Scheme Using the members of this scheme has many benefits attached to it such as:

- Having people who are qualified to carry out electrical work.

- You shall get a certificate confirming that their work follows all new rules and regulations.

- Building Control charges will not have to be paid by you.

- All the new safety rules will be dealt for by them.

- There shall be an insurance backed guarantee for the complete work done by them and you shall have the freedom to take it.

- Under the circumstances that you are not satisfied with the work then you will have full access to a formal complaints procedure.

Fire Safety

For Houses in Multiple Occupation (HMOs), there are higher levels of fire safety regulations as compared to other residential properties, along with the landlords being required to observe certain safety measures for furniture and furnishings. Fire Regulations for HMOs (House in Multiple Occupations) Adequate fire precautions should be provided by the landlord of an HMO and it is required of him to make sure that they are maintained well.

These should be suitably present in accordance with the size of the property and number of residents, and should include some of the following:

- Suitable fire fighting equipment such as fire blankets and fire extinguishers. There should be present at least 1 fire extinguisher provided on every floor and should also be checked regularly. Also the presence of a minimum of 1 fire blanket in every shared kitchen is required.

- The presence of fire alarms, heat/smoke detectors and other fire warning systems is required. These are required to be placed all through the entire building, especially in high risk areas such as kitchens and in escape routes.

- There should be the presence of an escape route that is resistant to fire, smoke and fumes for long enough so that everybody can leave. These may be specially treated fire resistant internal stairs and corridors or could also be an external fire escape route. There should be fire resistant doors as well which lead to the escape routes and should preferably close automatically. All furniture and furnishings provided by the landlords should also be ensured as fire resistant.

Fire Regulations for other tenanted residential properties

In relation with other tenanted properties, the only specific fire regulations are those concerning furniture and furnishings. It is however the 'common law' duty of all the landlords to make sure that their entire properties are kept free from all health hazards and the safety of the tenants is made sure of.

Fire Regulations in all rented properties for furniture and furnishings

It is required in a rented property that all the provided upholstered furnishings are fire resistant. Upholstered furniture basically includes the following types:

- Beds, headboards and mattresses

- Cushions and seat pads

- Futons and sofa beds

- Armchairs and sofas

- Indoor used garden furniture

- Seat pads and cushions

- Nursery and children furniture

- Stretch and loose covers for all the furniture

There is a symbol on all fir resistant furniture that confirms the fact that it is fire resistant.

Smoking in rented properties

It is completely on the discretion of the landlords as to allow smoking in their properties or not. There would be a clause in the tenancy agreement stating this in case smoking is not allowed. This clause would be applicable to tenants and their guests alike. Sufficient smoke alarms however must be provided in all areas where smoking would be allowed if smoking is permitted by the landlord. There are additional regulations that are applied in HMOs: in all shared areas of HMOs, such as communal rooms, corridors and stairs, smoking is strictly not allowed as per the newly introduced smoke-free laws. It is required to display No Smoking signs in such areas.

Asbestos

Asbestos, a banned material, used for building purposes from the 1950s to the 1980s, is a potentially harmful substance. Asbestos may be a part of any building that was built before the year 2000. Asbestos is considered to be safe, as long as it is maintained in a good condition, as per the HSE (Health and Safety Executive). Asbestos can produce tiny dust particles if damaged and these if inhaled can have serious repercussions like being the causing factor for asbestosis, lung cancer and mesothelioma. The Housing Health and Safety Rating System (HHSRS) have classified asbestos as a hazard.

Where could asbestos be present?

The asbestos may be found at any of the following places in the property:

- Sheds and garage roofs

- Fire blankets

- Rainwater fall pipes, eaves and gutters

- Bath panels

- Floor tiles

- Between floors and in partition walls where asbestos may be loosely packed.

- Central heating flues

- Storage heaters having insulation panels

- Linings for walls, doors and ceilings

The local authorities may be requested to test for the presence of asbestos, if the tenants or landlords suspect its presence. The testing will help find out the condition of the asbestos, if at all it is present. Duties of a landlord regarding asbestos In case there is any asbestos present in the property, then it is the legal responsibility of the landlord of the tenanted property, to manage any risk associated with its presence.

Immediate actions should be taken regarding asbestos, depending upon its condition:

- Labelling the asbestos

-Sealing the asbestos

- Removing the asbestos

While working around asbestos, it is advised to take great care. If at all there is work needed to be done on the asbestos for more than 2hrs then it should be done by someone licensed by the HSE (Health and Safety Executive) Further advice and information For more information on asbestos safety, one can visit the HSE's website: http://www.hse.gov.uk/asbestos/

The Housing Health and Safety Rating System (HHSRS) The HHSRS, or the Housing Health and Safety Rating System, is an official set of procedures for acquiring information about safety and health risks in all residential properties. It was the 'fitness for human habitation' set of rules of the Housing Act 1985,that were replaced when these procedures were introduced by the Housing Act 2004 and were brought into force in 2006. What is a hazard? A total of 29 potential hazards that are identified by the HHSRS are associated with or arise from: Asbestos, Water supply, Ergonomics Fire, Explosions, Food safety Radiation, Biocides, Falls Noise, Hygiene, Hot surfaces Lighting, Excess heat/cold, Damp/mould growth Lead, Carbon monoxide, Structural issues Electricity, Entrapment, Volatile organic compounds Crowding & space Intruders, Incombustible fuel gas.

What happens when a hazard is discovered?

There are two tests to be applied when a hazard is discovered in a property:

- The chances of the occurrence of a dangerous event as a result of the hazard?

- The most likely outcome in case of the dangerous event?

A 'hazard score' is formed on the basis of the likelihood and severity of the outcome predicted. This hazard score is then divided into 10 bands i.e. from band A to band J, with seriousness of condition increasing as we move from band J to band A. Category 1 consists of bands A-C and bands D-J consist of category 2 hazards. If a category 2 hazard has been discovered in a property, then it is on the discretion of the authority to take suitable action if they consider it appropriate. However it is a mandatory duty to take immediate and most appropriate action under the circumstances if a category 1 hazard has been discovered by a Local Authority.

In case of a disagreement, the assessment may be appealed against by discussion with the inspector and challenging it at the Residential Property Tribunal, if necessary.
